200-acre Magnolia Town Center Coming Soon Near Emory Glen

With new businesses, new homes, new schools, and new roads, the Magnolia area—home to Emery Glen and several thousand more residents—is growing by leaps and bounds.

The city’s rapid population growth put Magnolia on the map for being the second fastest-gaining city in Texas from 2022-23 with a single-year jump of 59 percent more residents. 

In the last four years, the population in the city of Magnolia’s 5.5-square-mile footprint spiked an estimated 165 percent from 2020-24, according to estimates released by the U.S. Census Bureau. Home to an estimated 6,506 residents as of July 2024, Magnolia’s population grew from an estimated 2,446 residents in July 2020. 

Beyond city limits, even more new residents and businesses are moving to Magnolia.

As such, the area’s growth and small-town charm has caught the eye of Tannos Development Group, LLC, a Friendswood-based developer hoping to bring a 200-acre Magnolia Town Center to life just down the road from Emory Glen. The same developer is working on a similar project in Friendswood, constructing the 106-acre Friendswood City Center project

Less than 4 miles from Emory Glen, the Magnolia Town Center will be located near Buddy Riley Boulevard and FM 1488 and is proposed to be a community-friendly development supporting local growth and infrastructure. The mixed-use development will include a luxury hotel, retail, medical facilities, entertainment, green space, housing, and more. 

Specifically, the proposal includes a nationally branded luxury hotel with a restaurant, bar, and convention space for 1,500 people; two parking garages; walkable waterfront shopping areas; a mid-rise senior living development; and other single- and multi-family housing options. Emory Glen residents will also be able to enjoy its more than 32 acres of trails, lakes, and a stream. 

Tannos Development Group is set to invest approximately $1 billion to create the Magnolia Town Center, including $75 million to $80 million of infrastructure and utilities alone. The project is a partnership of Tannos and Maritia LP, an Arizona-based real estate firm. Montgomery County property tax records show the two entities own about 182 acres of undeveloped land between Buddy Riley Boulevard and Melton Street.

As of the most recent update on the project in May 2025, Tannos Development Group is tentatively planning to break ground as early as the first quarter of 2026 and have the project completed in early 2027, pending approval by the city of Magnolia.
